This project contains a combination of residential units (for-sale and rent), and retail and commercial units. Potential tenants for the retail and commercial projects are anticipated to include international, national and regional companies (IHOP, Wingstop, Shipley’s Donuts, Tim Hortons, etc.) that do not currently have a presence or large businesses within the north city area
This proposed project will consist of the following:
360 – Residential units for both Seniors and Veterans
4 – National Chain name-brand restaurants such as “Chili’s and IHOP”
1 – Large movie theatre that will serve this new populated community
VILLE & GREATER VILLE
The “Ville” is made up of a Five by Nine (5×9) block area northwest of downtown St. Louis. The project consists of 1,416,486 SQ.FT. of proposed redevelopment and 373,675 SQ.FT. of proposed rehabilitation.
In total, the project sits on approximately 124 acres of land (1,367 Parcels) which is currently owned by the City of St. Louis. Each parcel is free and clear of any title liens and will be “gifted” to the developer upon the success of securing the overall financing. Gateway Housing Foundation has structured this project to not only help revitalize this once thriving area, but plans to build a community through the support of its residents. We are proposing approximately 452,140 SQ.FT. of office and business space to be constructed within the proposed redevelopment area of which the office and business space will be primarily focused on these three (3) hubs:
1.) Retail Centre & Employment Hub
2.) Retail Hub
3.) Residential Hub
In addition to these three (3) hubs, Gateway Housing Foundation is proposing to
redevelop “Veterans Village”, an area that consists of 28.7 acres (337 Parcels), Marcus and Taylor Ville Development, a 75 acre (805 Parcels) of land consisting of 693 1200 SQ.FT. residential units, as well as “The Ville Phillips Estates”, an area that consists of 18.75 acres (225 Parcels).
Gateway Housing Foundation is proposing to redevelop various areas within the city limits which contain several parcels of vacant land and structures that need to be purchased for demolition and prepared for new construction. Implementation of projects in this area, represent unique opportunities to revitalize and redevelop historic areas in this city as well as providing a model for creating a modern sustainable community.The projects will create “green” sustainable communities by (1) focusing new development around open spaces to provide connectivity and diverse activities that would include neighborhood parks for recreation and water attenuation, “green streets” for water conveyance, bikeways and pedestrian connections and local and regional Great Rivers Greenway connections, and (2) creating sustainable infrastructure and buildings through directing water attenuation and conveyance within connected green spaces throughout the proposed redevelopment areas using sustainable building techniques, salvaging and rehabilitating existing buildings which possible and creating and energy infrastructure based upon renewable and alternative energy sources. This type of development and community has a wide appeal, enticing potential businesses, homeowners and tenants.
The project consist of the following:
– Develop a 58,800 SQ.FT. senior living apartment complex consisting of sixty (60) 980 square foot units and will be positioned as a single family apartment living residence.
– Build two (2) 5,000 SQ.FT. Individual and Family Dining Restaurants, international chains known as “Montana’s” and “Boston Pizza”. Montana’s is famous for their AAA- grade steak, Smoked Ribs, and Fireside favourites while Boston Pizza offers a wide variety of dinners such as pizza, pasta, chicken, and much more.
– Develop the Nation’s largest Economy Extended Stay Hotel also known as “Value Place Hotel”. Perfect hotel given Cool Valley’s location is just 4 miles from the International Airport and only 10 miles from St. Louis’s Business District.
– Conveniently place Canada’s leading 3,000 SQ.FT. Restaurant/Bakery/Coffee
shop known as “Tim Horton’s” in a central location just off of I-70. Tim Hortons is
America’s fastest growing coffee franchise and industrial leader with over 720 US
locations and more than 4,600 restaurants world-wide.
– Student Housing for professional grad students attending the nearby University of Missouri, St. Louis. (Conveniently located a few blocks away).
